The first step
The initial call will be approximately 10 minutes or so. Our purpose will be to get your story so that we can request the appropriate “homework” from you.
The next step is to get your "homework" (paperwork) back to us as quickly as possible. We will begin building your case file for the funding lender.
Basically we are telling the story of “YOU”, through your financial paperwork.
It is very important to provide ALL of the pages of the bank statements, even blank ones. If the statement says pages 1-9 we require all 9 pages. No exceptions.
“Be Prepared in Advance of the Need”
Remember to contact us the moment you are even thinking of financing a property, whether it be a home purchase loan or a refinance loan or an equity-line or a new construction loan.
The Information we need is as follows:
*Federal tax returns for the last two years.
(Federal 1040’s only, all pages) Please sign and date page 2 on the signature line.
*Pay stubs covering the most recent 30-days.
*W2’s for the past 2 years.
*Bank or brokerage statements covering the most recent two months (all pages, please)
If you have any statements that are quarterly – the most recent quarter will suffice.
*Copy of Current Mortgage Statement: 1st Mortgage and 2nd Mortg.
*Copy of Current Property Tax Bill (for all properties owned if applicable)
*Copy of 1st page of your Home Insurance(for all properties owned if applicable)
*Copy of the Note on the 2nd Mortgage.
*Credit card info for payment of the appraisal.

Documents Needed for a Commercial Real Estate Loan
If borrower is an ENTITY rather than an individual, please also submit items below:
Corporation: Articles of Incorporation, Statement of Information (who officers are)
LLC: Operating Agreement, LLC Articles of Organization
Partnership: Partnership Agreement
Be sure to include all pages and all schedules of the Federal 1040's.
Be sure to include all pages of the bank statements (pages 1-25)
It is ok to fax one side, turn over and fax the next side.
